The project involved the construction of 32 new build flats on a city centre gap site in a busy local area in Perth.  The flats were set over 4 storeys, formed from loadbearing timber frame with masonry and pre-cast concrete slab communal cores.  The roof structure took the form of timber trusses. 

 

The foundation solution for the project was particularly challenging with CHD pile system supporting on-site reinforced concrete ground beams all formed in close proximity to neighbouring structures.  Due to the confined nature of the site the foundations had to be designed to allow for minimal on-site fabrication / steel working.  During the works a number of constraints were unearthed within the site which required the foundation solution to be modified to suit. 

 

To the West end on the new build construction the loadbearing timber frame had to be built tight to the neighbouring building with high level external leaf cladding being tied into the adjacent building.
